Lumberton Home Sales Slowed Slightly in December
One of the fastest selling housing markets in all of Southeast Texas has been Lumberton. A desirable city just N of Beaumont is known for its good public schools, newly built neighborhoods, nice parks and recreation has seen double digit home price appreciation for the last couple of years. In December, the sales paced slowed.
Data from the Southeast Texas MLS. Other things of interest:
- 33% of the sale were between $400,000-$749,999
- The number of listings showed an increase from the same time last year.
- The median price of a home in Lumberton, Texas was $343,700 in December 2022.

Changes in the Real Estate Market, Beaumont, Texas
The Beaumont Board of Realtors just released the November housing reports. Here's a look.
Key takeaways:
There is a transition that is happening. As a home seller or buyer you need to be aware of this change.
- Inventory, the number of homes for sale, is increasing at a significant rate.
- Homes that are selling are predominantly in the under $299,900 price range.
- The number of days a home is on the market is starting to increase.
We have been in an unusually hot real estate market for the past 18 months. The market is starting to transition back to a more normal real estate market now. That is a good thing. Keep in mind a balanced market has about a six month supply of homes for sale. We still don't have that. Currently, we have 3.7 months.
With interest rates reaching new highs, the buying demand has cooled significantly. What does this all mean for the Beaumont housing market?
Sellers need to know the current home values. They aren't the same as your neighbor's home that sold six months ago but they are still higher than they were two years ago.

Home Values. Home Sales. Beaumont, Texas
The October Housing Reports have just been released by the Beaumont Board of Realtors. There are changes occuring in the Beaumont real estate market.
Take a look.
The biggest changes I'm seeing in the market:
- an increase in number of homes for sale
- a decrease in the number of sales
Right now the Beaumont real estate market is in a transition. It is a challenging time to value a home properly for the current market conditions.
The value of a home six months ago is not the value today.
This isn't bad news if you are thinking about selling your home. If you have lived in your home three years or longer you have built up a good amount of equity in most cases.
Beaumont home sales typically pick up at the end of the year with people relocating in for new jobs ahead of the 1st quarter of the new year.
